Here is a list of just some of the services we offer as your management company.

Service Charge

The cost of managing the complex will be met by a service charge levied on each owner. Home and Away Real Estate will provide a yearly Service Charge and Sinking Fund Budget. Based on these projections, the amount of the service charge will be decided, in conjunction with the Management committee.

Owners will appreciate the need to create a sinking fund to deal with maintenance issues which will occur in the future. This fund should be provided for in the annual service charge.

Liaison With Owners

On the completion of a development, ownership of the common areas of the development is vested in the Management Company formed for this purpose. The group as a whole will elect directors and often a committee to deal with any management issues. When Choices is managing a block, we organise meetings with the committee as necessary. This enables us to keep in touch with owners and react to any concerns they may have.

We would also manage all enquiries and correspondence from owners and residents.

Annual General Meeting

Home and Away Real Estate will arrange and attend all Board Meetings, Annual General Meetings and Extraordinary General Meetings of the Management Company, as necessary.

Insurance

The importance of adequate insurance cover cannot be overstressed. we will arrange for this cover and deal with any claims or indemnity issues that may arise.

Bank Account

We will arrange to open a Management Company bank account and discharge all bills, as necessary.

Audit

As the Management Company will require Annual audited accounts, we will maintain financial records to allow for the audit and the compulsory returns to the Companies Registration Office.

Cleaning

we will arrange for a cleaning service and arrange for all payments. We check on the quality of cleaning on a regular basis. This is a vital aspect of our service. We provide our own cleaning company, Pro Cleaners, to maintain the highest of standards

Refuse Collection

This may be a private or local authority collection. If a private collection is required, we will arrange and monitor the service and deal with all bill payments.

Maintenance

we will arrange and monitor maintenance contracts as necessary. For example:-

  * Lifts
  * Automated Gates
  * Emergency Lighting
  * Fire Security
  * Cleaning
  * Window Cleaning
  * Ventilation Systems
  * Safety Harness Certification
  * Security Monitoring
  * Pest Control
  * Landscaping
  * Refuse Collection

we will arrange for any other light maintenance work needed in the common areas of the complex as and when required.

Security

For the larger apartment blocks, owners may decide to employ a full time caretaker. we will arrange for all payments of the caretaker and deal with all employment issues.

Inspections

Project Management

We will manage any renovation or upgrade projects which may occur.

Emergencies

We operates a 24 hour emergency help line which is operational 365 days a year. We have a team of qualified experienced tradesman to deal with all emergencies that may occur in the common areas.
